The Home Buyer Assistance Program Provides Assistance To Local First-Time Homebuyers

Those who are thinking about buying a home in the near future need to make sure they know exactly what they are buying. Sure, it is fun to take a look at a bunch of homes and dream about the future; however, these dreams might go awry if there are a bunch of issues that arise with the home. This is where a home inspection can come in handy.

The Contract And The Home Inspection

Anyone who is at the point of considering a home inspection likely has a contract drawn up. In the contract, there is usually a clause that states the buyer can order a home inspection. Then, if the buyer does not like the results of the home inspection, then he or she can void the contract without penalty and recover his or her earnest money.

Of note, a home inspection is different from a four-point inspection. A four-point inspection is usually ordered by insurance companies to calculate home insurance rates. A home inspection covers the entire home whereas the four-point inspection only covers the HVAC system, the plumbing system, the electrical wiring, and the roof.

Issues Revealed By A Home Inspection

While any home can develop issues, a home inspection is more important for older homes. The older a home is, the more likely something is going to break. A home inspection could reveal issues with the plumbing system, certain appliances, the floors, or even a roof that might be about to leak.

If the buyer purchases this home without knowing about these problems, then he or she could be responsible for the repairs. If a home inspection turns up these problems, then the buyer can ask the seller to fix these issues. Or, the buyer could ask for a reduced price in exchange for taking on the costs of these repairs. Finally, the buyer might decide to void the contract.

Do Not Skip The Home Inspection

Some sellers will ask buyers to skip the home inspection. Do not do this. Buyers need to know the condition of the house. If the house is in poor shape, the buyer needs to know before making a decision. Get a home inspection.
